16/10/2025 – Hi Caroline, all completed at a higher dosage rate. This is not a dosage rate that is recommended as it’s a lot higher in an attempt to kill off all remaining vegetation.

This should do the job with no blue dye anywhere.

There was signs of previously it working but not as effectively as required. There are leaves around that have yellowed and wilted slightly but like I say, this if FOC and should rectify the lack of crispy weeds.

18 spaces have been defined using paving bricks dug into the ground. These allow for wide door opening. Two of the spaces are yet to be completed and then all markers need to be painted white.

The double gate has dropped and does not close easily

The water system installed is not designed to be compliant with water safety regulations and has the following top-level defects:

• Toilet tap temperatures are too low due to a TMV installed at the calorifier
• Cold feeds have been capped in T2/T3/T4 creating dead-legs
• The sensor tap in T2 is defective and requires replacement. T2 has been locked and put ‘Out-of use’ until further notice
• EVs have no flushing point

Proposal – Remove the TMV at the calorifier & install new mixer taps in each toilet. Increase the water temperature to >50 degrees celsius.

A 1 year trial of a canvass cloak over the parapet was initiated in August 2024. This was to test if the soaking of the brickwork by heavy rains, was solved by addition protection. In the last discussion with James, it was unclear if porous brickwork or pointing failure is the root cause. Open decision.

The Royal Horticultural Society (RHS) advises that caring for a wildflower meadow depends on whether it is an annual or perennial type. The most crucial aspects of maintenance are the timing of cuts and keeping the soil’s fertility low to favor wildflowers over vigorous grasses. 

Care for a perennial wildflower meadow

Perennial meadows are long-term features that regrow each year. They often consist of a mix of perennial and some annual species. 

First year of establishment

To encourage strong root growth in a newly sown meadow, it is vital to mow regularly in the first year. 

• Cutting: Mow to a height of 5cm (2in) six to eight weeks after germination and every two months during the first summer.
• Weeding: Regularly remove vigorous weeds, such as docks, thistles, and nettles, which could otherwise overpower the delicate wildflowers.
• No fertilizer: Do not add any fertiliser, as wildflowers thrive in low-nutrient soil. Excess nutrients will only promote grass growth. 

After the first year

Once established, a perennial meadow requires less frequent cutting. The timing of cuts can be adjusted to favor different species. 

• Spring cut: Mow to about 7.5cm (3in) no later than the end of April. This is useful for lush, grass-dominant meadows.
• Main summer cut (Hay cut): This removes the bulk of the vegetation and should be done between late June and the end of August, after the flowers have set seed.
  • Favoring spring flowers: Cut in late June.
  • Favoring summer flowers: Cut in August.
  • Remove cuttings: Leave the cut material for a few days to let the seeds drop, then rake it all up and remove it to reduce soil fertility.
• Autumn cut: On fertile ground, a cut between late August and November removes surplus growth to keep grasses in check.
• Introduce Yellow Rattle: If grasses are too dominant, sow Yellow Rattle (Rhinanthus minor) in August. This is a semi-parasitic annual that weakens grass growth. 

Care for an annual wildflower meadow

Annual meadows are seasonal features that flower in summer and then die off. 

• First year: After flowering in late summer or autumn, allow the plants to scatter their seeds. Then, remove the faded plants by pulling them up or cutting them down.
• Subsequent years: New plants will grow from the seeds scattered in the previous autumn. For a denser display, it’s a good practice to resow seeds for the first couple of years.
• Weeding: Remove unwanted weeds manually throughout the season. 

How to manage cuttings

• Avoid standard mowers: Regular lawnmowers may struggle with long grass. For smaller areas, use a strimmer or a scythe. For larger areas, a heavy-duty mower is best.
• Protect wildlife: Before any major cut, walk through the meadow making noise to give small animals like hedgehogs and toads a chance to escape.
• Remove clippings: Always remove the cut material to prevent soil fertility from increasing, which would favor grasses over wildflowers. 

How to convert an existing lawn

If you are transforming an existing lawn, the key is to gradually reduce the soil fertility. 

1. Stop feeding: Halt the use of all fertilisers and weedkillers.
2. Mow and remove: In the first year, mow regularly and remove the clippings to weaken the grass.
3. Introduce plants: Grow perennial wildflowers in pots and introduce them into the meadow in subsequent years. You can also sow Yellow Rattle to suppress grass growth.
